Context is everything when evaluating an asset. The property_reports table now includes a full historical ownership and management timeline for each property, so you can see exactly who has operated or owned an asset, and when. Available today through the Database Explorer subscription.

"True Comp" designations now identify properties whose comp sets have been explicitly defined by the asset's own stakeholders - ownership (GP, LP) or property management, signaling that comps reflect the judgment of those most familiar with the property and its market. All other properties retain statistically ranked comp sets via our existing similarity algorithm.

We are making a substantial investment in the quality, timeliness, and breadth of concession data available through the College House platform. New data pipelines will enable comprehensive tracking of both line-item and non-line-item concessions, effective rate calculations, and week-over-week trend analysis.
